This decision comes after residents received unexpected property tax bills for the 2025-26 fiscal year, despite their homes having been completely razed in 2025 following evacuation notices issued in 2024.

The matter gained attention after approximately 700 households raised serious concerns about receiving property tax demands for structures that no longer existed. Residents had been living in temporary rented accommodations since the demolition, making the tax bills particularly burdensome. Following intervention and reporting that highlighted this issue, SMC officials took corrective action.

"Some of us tried to check our dues online, but it now shows nothing is pending," said Anil Lonari, a Pragya Nagar resident. "Some residents have been informed that now we will not be charged property tax and we hope the process of development of our new homes also speeds up."

Official Confirmation and Financial Relief

An SMC official explicitly stated: "No property taxes will be charged from Pragya Nagar residents as the colony has been demolished. The process was underway to stop the property tax charge, and it has been completed now." This confirmation came after residents checked the online portal on Thursday and found that no dues were pending against their properties.

Himanshu Patel, another colony resident, expressed relief at the decision: "This will give relief to my family as we will be able to save some money while we are already paying rent as our homes have been demolished. A large number of families will benefit."

Background of Pragya Nagar and Ongoing Challenges

Pragya Nagar was originally established as a housing colony for economically weaker sections of society, consisting of 44 apartment blocks with 16 flats each. Approximately 3,000 people resided in this community before the demolition. The structures, built around two decades ago under a government-subsidized scheme, were ultimately demolished due to their deteriorating and unsafe condition.

Despite the property tax relief, residents continue to face significant challenges:

  • Many families have not received any financial support for rent payments
  • The redevelopment project has not yet commenced
  • Residents lack clarity about when redevelopment will begin or when they can return to new homes
  • Water charges were reportedly levied on residents of 15 out of the 44 buildings even after demolition

Typically, in redevelopment projects, developers provide rent to displaced homeowners until new residences are ready. However, Pragya Nagar residents currently receive neither rental support nor a clear timeline for their return to reconstructed homes.
