The price of TMT (thermo-mechanically treated) steel bars, which form the critical structural framework for residential housing, has surged by approximately 15% over just three months. For a typical 200-square-yard house, this steel requirement alone has become a major budget constraint. Industry professionals report that costs have risen by about Rs 8,000 per tonne in recent weeks, climbing from Rs 52,000 to Rs 60,000 per tonne.
This translates to an immediate additional financial burden of up to Rs 30,000 for steel alone in a standard home construction project. Amritpal Singh, a local construction material dealer, explained the situation: "Customers naturally express their concerns, but this price increase is unavoidable due to substantially higher input costs throughout the supply chain."
Copper Wiring Creates Electrical Shock to Budgets
While steel provides the physical structure, copper is creating severe financial strain for homeowners reaching the electrical installation phase of their construction. Retailers are reporting a sudden and steep price hike for wiring coils, with costs jumping from Rs 10,000 to Rs 15,000—representing a staggering 50% increase.
Homeowners who had previously budgeted approximately Rs 45,000 for wiring a standard residence are now confronting bills exceeding Rs 70,000. Jaskirat Singh, an electrical equipment supplier, noted: "The increase has been both sudden and steep, with the impact visible across all residential construction projects in the area."
Small Builders and Individuals Bear the Full Impact
Architect Kanav Khosla observed that while there was a brief period of price relief following tax adjustments approximately four months ago, that respite proved temporary. The current market volatility is creating what he describes as a "two-speed construction market."
Large development firms often possess the financial capacity to absorb short-term price fluctuations across their long-term projects. However, individual homeowners and small-scale builders operate within tight timelines and fixed budgets, leaving these "end users" with minimal flexibility and forcing them to absorb the full impact of the price hikes.

For residents like Aman, who opted to manage his own home construction project to save money, the escalating material costs have transformed what should be a dream into a logistical and financial nightmare. "The rising costs of essential building materials have made everything significantly more difficult and will inevitably delay our construction timelines," he lamented.
As raw material prices continue their unpredictable fluctuations, the path to home ownership for average families in Ludhiana remains increasingly inaccessible. Many prospective homeowners are left waiting for a market cooling period that shows no indication of arriving in the foreseeable future, with their construction dreams indefinitely postponed or completely abandoned due to these unprecedented cost pressures.
