LDA Approves 27-Storey Luxury Residential Complex in Aishbagh
The Lucknow Development Authority (LDA) has given its official approval for the construction of a major new luxury residential apartment complex in the Aishbagh area of Lucknow. This significant development comes shortly after the announcement of the Narmada Apartment project in Gomtinagar, marking continued expansion in the city's premium housing sector.
Aishbagh Square Project Details and Specifications
The ambitious project, named Aishbagh Square, will be situated on Mill Road and will feature four impressive towers, each rising 27 storeys high. The complex will contain a total of 384 luxury flats, all designed as spacious 3-BHK apartments with an additional study area. Each apartment will measure approximately 1,900 square feet, offering generous living spaces for residents.
LDA vice-chairman Prathamesh Kumar has personally issued the official orders for this project to proceed. The pricing structure has been established with flats starting from Rs 1.11 crore, positioning this development within the premium segment of Lucknow's real estate market.
Registration Process and Financial Requirements
The registration process for these luxury flats is scheduled to commence on January 29 and will continue through February 28. Interested applicants must note that applications will be accepted exclusively through the official LDA website, with no offline submission options available.
A registration amount equivalent to 5% of the estimated flat cost has been prescribed for general category applicants. However, applicants from reserved categories will benefit from a reduced requirement of just 2.5% for registration. The final allotment of flats will be conducted through a transparent lottery system to ensure fairness in distribution.

Officials have highlighted that the project site occupies a strategically important location in a densely populated section of Old Lucknow, where large residential land parcels have become increasingly scarce. The Aishbagh Square complex enjoys excellent connectivity, being situated in close proximity to Charbagh railway station, a Metro station, and major commercial hubs including Naka, Alambagh, and Aminabad.
Special officer Devansh Trivedi emphasized that the housing complex has been thoughtfully designed to include comprehensive amenities that cater to modern urban living requirements. These facilities will include:

- A fully-equipped clubhouse
- Dedicated children's play area
- Reliable power backup systems
- Parking facilities for more than 600 vehicles

Construction Timeline and Payment Options
The construction of this major project is targeted for completion within three years, while possession of the flats is proposed within a five-year timeframe. Following the allotment process, successful buyers will be required to pay the total cost through 36 manageable monthly instalments.
An LDA official revealed that the authority will offer attractive discounts ranging from 4% to 6% for applicants who opt to make full payment within 45 to 90 days. This incentive structure is designed to encourage early financial commitment while providing cost benefits to prospective residents.
