Nearly 13 lakh property owners in Bengaluru can now download their e-khatas online using their SAS property tax ID, eliminating the need to visit civic offices. The Greater Bengaluru Authority (GBA) has enabled this facility through its e-Aasthi platform.
How to Access e-Khata
Officials said users can log in to the portal, authenticate via OTP, enter their SAS ID, and generate the e-khata within minutes. The system also sends download links automatically via SMS and WhatsApp to registered mobile numbers.
Streamlining Property Documentation
The move is part of efforts to streamline property documentation, which has traditionally involved multiple visits, paperwork and delays. A valid khata is essential for paying property tax, securing loans, and carrying out transactions such as sale, transfer, or mortgage.
GBA chief commissioner M Maheshwar Rao said the initiative was aimed at eliminating 'red tape' and ensuring access to records anytime, anywhere. It is also expected to reduce reliance on middlemen and curb corruption, with citizens advised to use only the official platform, he said.
Important Considerations
However, officials clarified that these e-khatas are issued on an 'as-is-where-is' basis and remain provisional. Property owners must complete Aadhaar-based e-KYC, update sale deed details, add GPS-tagged data, and link Bescom services for full legal validity.
