West Asia Tensions Drive Up Home Construction Expenses Across Madhya Pradesh

For thousands of middle-class families in Madhya Pradesh who are planning to build their dream homes, the ongoing geopolitical tensions in West Asia are quietly transforming that aspiration into a more expensive reality. Disruptions in petrochemical supply chains, shipping routes, and raw material availability linked to the Gulf region have significantly pushed up prices of numerous construction and interior materials, thereby raising the overall cost of house construction throughout the state.

Sharp Price Increases Across Key Materials

Builders and traders report that the cost of constructing and finishing a house has surged by over 12% in recent weeks. This spike is attributed to sharp increases in prices of essential materials such as plywood, laminates, MDF boards, particle boards, iron, steel, aluminium, copper, paints, and various hardware components.

Narendra Bafna, vice-president of the All Bharat Plywood and Laminate Trade Vyaparia Association, emphasized that the West Asia crisis has directly impacted the wood panel and interior material industry. "Prices of plywood, laminates, and allied panel products across Madhya Pradesh have escalated due to disruptions in petrochemical supply chains and shipping routes connected to the Gulf region. This situation is also raising serious concerns over the availability and cost of key inputs. Consequently, sales of plywood and laminates have plummeted by nearly 50 percent in recent weeks, as high prices coupled with slowed demand from the construction and furniture sectors have created a challenging market environment," Bafna explained.

Specific Material Price Hikes and Industry Impact

Several construction materials have experienced noticeable price jumps in recent weeks. For instance:

  • Iron rod prices have increased from approximately Rs 50 per kg to nearly Rs 62 per kg.
  • Plywood and laminates have become costlier due to higher resin and petrochemical input costs.
  • Interior and finishing materials, including ACP sheets, high-pressure laminates, modular furniture components, false ceiling materials, and fittings, are facing price pressure from rising raw material costs and shipment delays.

Dheeresh Khare, President of the Confederation of Real Estate Developers Association (CREDAI), Madhya Pradesh, highlighted that the surge in input costs is driving up the overall expense of housing construction. "PVC prices alone have jumped by nearly 30 percent, and several other materials, including cement, have also become more expensive. This is directly inflating the cost of building houses," Khare stated.

Rising Construction Costs and Broader Implications

Developers indicate that the average construction cost, which was previously around Rs 1,600 per square foot, has now climbed closer to Rs 1,800 per square foot due to the increase in material prices. Traders further note that prices of paints, hardware, and several related materials have also risen in recent weeks, adding to the financial burden on home builders.

The cumulative effect of these price increases is creating significant challenges for prospective homeowners, potentially delaying or altering construction plans as families reassess their budgets in light of these unforeseen expenses.
