Telangana Government Initiates Major Land Auction in Osman Nagar to Boost Revenue

Following a series of highly profitable land sales in Hyderabad's prime western corridors, the Telangana government has now shifted its focus to the emerging growth hotspot of Osman Nagar near Tellapur. This strategic move aims to capitalize on the area's rising real estate value, with approximately 48 acres of government land set for auction.

Funding Welfare Commitments Through Land Sales

Sources indicate that the government has resumed land auctions after a three-month hiatus, with the primary goal of mobilizing funds between ₹4,000 crore and ₹5,000 crore. These funds are earmarked for critical welfare commitments, including the Rythu Bharosa scheme, as well as other public expenditures. The auctions are scheduled for March 10, 13, and 16, featuring an upset price of ₹39 crore per acre. Officials estimate that the sales could generate substantial revenue, ranging from ₹3,000 crore to ₹3,500 crore.

Historic Auction in a Prime Location

This marks the first time that Osman Nagar lands are being put up for auction, highlighting the government's strategy to tap into new high-potential areas. A senior official from the Telangana Industrial Infrastructure Corporation noted, "In previous auctions, the government achieved staggering prices, such as Rs 177 crore per acre in Raidurg and Rs 152 crore in Neopolis, Kokapet. Osman Nagar land prices are currently estimated at Rs 40 crore to Rs 50 crore per acre." The auction will feature seven major land parcels, each ranging from 4 to 10 acres, catering to diverse development needs.

The Osman Nagar-Tellapur belt has already attracted significant attention from major developers, including Rajpushpa, who have launched residential projects in the area. This has further boosted investor interest, positioning the region as a lucrative real estate destination. The plots fall under a mixed-use zoning category, permitting a wide range of developments such as commercial, residential, retail, healthcare, and entertainment facilities.

One of the key draws for investors is the strategic proximity of these lands. They are located just about two minutes from the Outer Ring Road (ORR), 15 minutes from the Financial District, and 30 minutes from Hi-Tec City. This accessibility enhances their appeal for both residential and commercial purposes, making them a prime investment opportunity in Hyderabad's expanding urban landscape.

The Telangana government's recent land auctions in upscale locations like Raidurg, Kokapet, Gopanpally, Gachibowli, and Budwel have yielded record revenues, setting a precedent for the current initiative.
