In a significant boost to Kerala's technology landscape, the construction of the flagship QUAD project at Technopark Phase-IV is scheduled to commence next month. This marks a pivotal step in developing the state's largest integrated information technology township, designed to be a next-generation live-work-play destination.
Public-Private Partnership Drives Development
To accelerate the ambitious project, Technopark has initiated an Expression of Interest (EOI) process, inviting private co-developers to partner in creating premium IT and commercial assets within the QUAD campus. This strategic move aims to leverage private sector expertise and investment while maintaining global standards.
A clarification meeting for interested developers is set for 4 PM on December 30, which will be conducted both online and offline. Following this, the presentation of formal proposals will take place from 11 AM onwards on January 5, 2026. All details of the EOI are available on the official Technopark website, with dedicated officials appointed to handle queries.
Scope and Scale of the QUAD Development
The QUAD project forms the central core of a sprawling 30-acre non-SEZ IT township planned at Technocity in Pallipuram, on the outskirts of Thiruvananthapuram. The vision is to establish a self-sustained ecosystem that seamlessly blends office spaces, commercial hubs, and social infrastructure.
Technopark's own anchor IT building, rising on approximately 5.5 acres, will feature a built-up area of around 8,50,000 square feet. This multi-storey facility, developed at an estimated cost exceeding Rs 380 crore, will be equipped with modern workspaces, advanced utility services, and sustainability features. It is projected to provide workspace for nearly 6,000 IT professionals.
Through the EOI, Technopark is offering private partners the opportunity to develop two major components:
- An IT building on a 4.5-acre plot, with a potential built-up area ranging from 8,00,000 to 13,50,000 square feet, permitted under a Floor Area Ratio (FAR) of 7.
- A commercial building complex spread across 5.6 acres, offering a built-up area potential between 9,00,000 and 17,00,000 square feet, also with an FAR of 7.
Economic Impact and Strategic Positioning
The co-developed assets are expected to unlock multiple revenue streams by catering to a diverse mix of occupants, including IT companies, startups, support services, retail outlets, and business facilities. The overall QUAD township is anticipated to generate thousands of direct and indirect jobs, significantly bolstering Thiruvananthapuram's position as a premier technology destination in South India.
Officials emphasize that the project reflects a long-term vision of using public-private partnerships to fast-track world-class infrastructure development. Technocity, located about 15 kilometers from Thiruvananthapuram International Airport, is rapidly becoming a hub for large-scale government initiatives. It already hosts proposed projects like the Digital Science Park and the Kerala Space Park, aimed at attracting investments in cutting-edge sectors such as artificial intelligence, aerospace, and advanced research.
The launch of the QUAD project is a concrete step towards realizing Kerala's ambition of creating a vibrant, integrated technology corridor that competes on a global scale.
