Sara Ali Khan Leases Andheri Bungalow for Rs 4.14 Crore to School Operator
Bollywood actress Sara Ali Khan has become the latest celebrity to capitalize on Mumbai's thriving real estate market. She has leased out her bungalow located in Andheri West for a total deal value of Rs 4.14 crore over a five-year period. This strategic move highlights the growing trend among film stars to monetize their premium properties through lucrative rental agreements.
Property Leased for Educational Operations
According to property registration documents accessed via CRE Matrix, the bungalow has been rented out to Prodigy Montessori India Private Limited. The tenant plans to utilize the premises for school-related operations, adding an educational dimension to this high-profile real estate transaction.
The property is situated in the Belscot Co-operative Housing Society within the Old Lokhandwala Complex, a highly sought-after residential area in Andheri West. The bungalow spans approximately 4,500 square feet, offering ample space for the tenant's intended use.
Rent Details and Lock-In Period
The financial terms of the lease are structured as follows:
- The monthly rent begins at Rs 6.5 lakh for the first two years.
- From the third year onwards, the rent will see a 5% annual escalation.
- This results in rents of Rs 6.82 lakh in year three, Rs 7.16 lakh in year four, and Rs 7.52 lakh in year five.
As per the documents, the tenant has paid a security deposit of Rs 20 lakh. The agreement includes a lock-in period of 36 months, effective from May 1, 2026, ensuring stability for both parties involved.
Deal Amidst Temple Affidavit Controversy
This real estate development emerges at a time when Sara Ali Khan has been in the news due to a new directive related to temple visits. Badri-Kedar Temple Committee Chairman Hemant Dwivedi recently announced that non-Hindus will be required to submit an affidavit if they wish to seek blessings at the Badrinath and Kedarnath temples. He stated that devotees who are not Hindus must provide proof affirming their belief in Hinduism to visit these temples going forward.
With this lease agreement, Sara Ali Khan joins an expanding list of Bollywood celebrities who are actively monetizing their real estate assets by leasing out premium properties across Mumbai. This trend reflects a savvy financial strategy in leveraging high-value assets within the city's competitive property market.
