Prayagraj Municipal Corporation Announces Major Tax Relief for New Homeowners
In a significant development aimed at providing substantial financial relief to property owners, the Prayagraj Municipal Corporation (PMC) has officially decided to extend tax benefits to newly constructed residential buildings across the city. This strategic move is designed to alleviate the tax burden on homeowners while simultaneously promoting greater compliance with municipal tax regulations.
Details of the 25% Tax Rebate Initiative
The corporation has approved a generous 25% rebate in the annual rental value assessment for new residential constructions. This reduction will automatically result in a corresponding decrease in house tax for eligible property owners, offering immediate financial savings. The decision was finalized during a crucial meeting chaired by Chief Tax Assessment Officer Sanjay Mamgai, which included tax superintendents and departmental staff.
During this meeting, officials received explicit directives to apply the 25% concession when assessing newly built houses. However, Mamgai emphasized specific eligibility criteria: "The benefit will be strictly limited to purely residential properties where no commercial activity is conducted. Buildings with any form of commercial use will not qualify for this rebate." Additionally, he clarified that the property owner must personally occupy the house to be eligible.
Broader Context and Historical Tax Concessions
This initiative is expected to deliver meaningful financial relief to homeowners and foster improved tax payment compliance. It also addresses demands previously raised by corporators during discussions on the revised municipal budget. In those deliberations, members of the mini house had advocated for tax concessions for older buildings as well, particularly those exceeding 20 years in age.
Responding to these requests, the corporation had earlier passed a resolution to extend tax rebates to older properties under the provisions of the UP Municipal Corporation Act, 1959. PMC had previously announced a 32.5% rebate for houses over 10 years old and up to a 40% rebate for buildings older than 20 years. Furthermore, PMC offers an additional 10% rebate on the total taxable value for the initial months after bill generation to incentivize early payments by consumers.

An official stated that the provisions of the Act will now be fully implemented, ensuring a more structured, transparent, and equitable tax system while providing relief across various categories of property owners.
