Superb Realty has announced a strategic partnership with deep-tech company Praan to deploy intelligent indoor air infrastructure spanning over 1 million square feet.

The deployment will commence at Superb Realty's commercial project before expanding to upcoming residential and mixed-use developments throughout Mumbai. This initiative represents a significant evolution in how developers approach building design, moving beyond traditional considerations like location and amenities to prioritize environmental quality as fundamental infrastructure.
Industry experts emphasize that indoor environmental quality is rapidly becoming a measurable factor influencing property value, occupant productivity, and long-term health outcomes. "Air quality is fast emerging as a quantifiable premium in real estate," noted Shilpin Tater, highlighting research connecting cleaner indoor air to enhanced cognitive performance and improved well-being for building occupants.
Advanced Technology Implementation
Praan's proprietary system integrates real-time environmental sensing with AI-led optimization and adaptive purification capabilities. According to company specifications, the technology can eliminate ultrafine particles substantially smaller than conventional filtration standards and remove harmful gases at accelerated rates. This enables buildings to dynamically adjust to changing indoor and outdoor air conditions.
"Air remains one of the least optimized systems in building design despite being the most frequently used interface," explained Angad Daryani of Praan, underscoring the innovation's significance.

The initial implementation at Superb Altura will function as a pilot project, establishing performance benchmarks for future deployments across the developer's portfolio. The system has been specifically engineered for scalability, allowing seamless integration across a broader pipeline of upcoming projects.

Global research indicates individuals spend approximately 90% of their time indoors, where air pollution levels can be two to five times higher than outdoor environments due to particulate matter, volatile organic compounds, and microbial pollutants. The World Health Organization has consistently identified air pollution as a leading environmental health risk, with several Indian urban centers ranking among the world's most polluted cities.
