Mindspace REIT Secures Major Stake in Chennai's ITPC Radial Road in Rs 3,000 Crore Deal
In a landmark transaction that underscores the robust growth of Chennai's commercial real estate sector, Mindspace Business Parks REIT announced on Tuesday the acquisition of a 51% stake in the International Tech Park Chennai, Radial Road (ITPC – Radial Road). This sprawling office complex spans 2.6 million square feet and is valued at an impressive Rs 3,000 crore, positioning it as one of the largest deals in the city's office space segment in recent years.
Details of the Acquisition and Strategic Partners
The acquisition involves Mindspace REIT purchasing the stake from AIGP2 Chennai 1, which is a wholly-owned subsidiary of the CapitaLand India Growth Fund 2 (CIGF2). Meanwhile, the remaining 49% interest in the property will be held by real assets funds managed by 360 ONE Asset. This strategic move follows closely on the heels of Mindspace REIT's recent acquisition of Commerzone Pallikaranai in Chennai, another Grade A office asset comprising 2.6 million square feet, valued at Rs 2,541 crore.
Ramesh Nair, MD and CEO of Mindspace REIT, emphasized the significance of this deal in a statement, saying, "Building on our recent acquisition of Commerzone Pallikaranai, this asset, acquired from a fund under CapitaLand Investment, solidifies our position as one of the largest owners of commercial office assets in Chennai. It reflects our commitment to expanding our high-quality portfolio in key urban markets."
