MahaRera Achieves Record-Breaking 137% Disposal Rate for Homebuyer Complaints in 2025
The Maharashtra Real Estate Regulatory Authority (MahaRera) has reported an unprecedented surge in resolving homebuyer grievances, with a disposal rate of 137% in 2025. This remarkable performance saw the authority settle 6,945 cases during the year, significantly outpacing the 5,073 new complaints filed. Officials attribute this success to an accelerated pace of hearings, which has not only reduced a long-standing backlog but also ensured that newly registered complaints are addressed within months.
Historical Context and Performance Metrics
Established in May 2017 to regulate the real estate sector and safeguard homebuyer interests, MahaRera has processed a total of 23,854 complaints over its first seven years. Of these, 14,902 were disposed of, resulting in an annual disposal rate typically ranging between 50% and 70%. However, the last two years have witnessed a dramatic acceleration in case resolution.
Between 2024 and 2025, the authority received 10,235 new complaints but resolved 13,003 cases, achieving a disposal rate of 127%. In 2024 alone, MahaRera disposed of 4,775 cases against 3,868 new filings, recording a 123% disposal rate. This momentum continued into 2025, culminating in the resolution of 6,945 cases.
Addressing the Backlog and Current Status
Currently, approximately 6,000 complaints remain pending. Authorities have noted that, with the exception of those filed in the past few months, hearings have commenced for nearly all existing cases. This proactive approach has been instrumental in managing the backlog while maintaining efficiency in handling new grievances.
Key Drivers of Disputes and Regulatory Response
Officials highlighted that homebuyers often invest their lifetime savings in purchasing properties, making disputes particularly distressing. Common triggers include:
- Delays in possession
- Substandard construction quality
- Absence of promised amenities and facilities
To address these concerns, MahaRera, under the leadership of Chairman Manoj Saunik and members Mahesh Pathak and Ravindra Deshpande, has intensified its hearing processes.
