This very land hosts the Ananta One building, where the Nationalist Congress Party (NCP) officially inaugurated its new city office in August 2025.

Core Allegations: A Flawed Lease and Questionable Sales

Addressing a press conference on Monday, January 6, 2026, Kumbhar laid out a detailed chain of events. He stated that the land in question was originally owned by a non-profit organization, the Deccan Sugar Technologies Association. According to the activist, the tendering process for leasing this charitable trust's land was deeply flawed.

Kumbhar alleged that Kalpa Vruksha Plantations Pvt. Ltd., a company he connected to Parth Pawar, the son of Deputy Chief Minister Ajit Pawar, ultimately won the lease. He pointed out that firms with common directors were involved in the process, raising questions about its transparency. The permission granted was specifically for a seven-year lease. However, Kumbhar claimed that after a firm developed the land, multiple floors were sold to a private company, an act he asserts is a direct violation of the Charity Commissioner's rules which mandate permission for any sale.

MahaRERA Freeze and Mundhwa Case Links

Adding a critical layer to the allegations, Kumbhar revealed that the state's real estate regulator, MahaRERA, has taken action against the Ananta One project. The project's status is listed as 'kept in Abeyance,' its bank account is frozen, and the promoter is prohibited from executing any sale agreements. A warning to this effect appears on the MahaRERA website when the project's registration number is searched.

In a startling connection, the activist further alleged that individuals implicated in the high-profile Mundhwa land irregularity case are also involved in this Shivajinagar deal. He specifically named Sahil Pradhan, a witness in the Mundhwa case, whose signature reportedly appears on various documents related to the Shivajinagar land transaction.

Demand for Investigation and Political Repercussions

Based on these points, Vijay Kumbhar has demanded a thorough investigation into the entire legality of the Ananta One project. He has called for a probe to examine the involvement of any persons connected to the Mundhwa land deal in this transaction. The fact that the NCP's new office is situated on the ground floor of this controversial building adds a significant political dimension to the allegations, potentially embroiling the party in a fresh land scandal.

The allegations put forth by Kumbhar, a known anti-corruption campaigner, highlight serious concerns about governance, the management of charitable trust land, and the adherence to real estate regulations in Pune.
