NeoLiv, a fund-led developer, announced record-breaking sales of Rs 1,251 crore for its golf-led luxury plotted township, NeoLiv Golf One, in Faridabad. The entire launch inventory was sold out within just six hours, driven by strong demand from high-net-worth (HNW) buyers and investors from India and overseas. Spread across approximately 47 acres, the project offers premium residential plots ranging from 181 square yards to 388 square yards, with golf greens as its central theme. Strategically located in Sectors 98 and 99A, Faridabad, the development is poised to become one of the largest and most luxurious plotted townships in the NCR region. The project achieved an impressive price of Rs 2,37,436 per square meter (approximately Rs 2.0 lakh per square yard), setting a new benchmark for the micro-market.

BPTP Launches Skynest in Greater Faridabad

BPTP Limited recently announced the launch of Skynest, a residential development located in Sector 80, Greater Faridabad. The project comprises twin residential towers of approximately 150 meters and is planned to incorporate green building practices along with lifestyle and community amenities. It forms part of the company's development portfolio in the NCR. Mr. Vineet Nanda, Chief Business Officer of BPTP Limited, said: "Skynest reflects our approach to residential development in emerging corridors such as Greater Faridabad. The project incorporates design, green features, and community infrastructure within a single development framework based on current planning considerations."

Skynest is planned as a vertical residential development integrating design, landscaping, and amenity elements within a single project. The development comprises a total of 325 units, offering 3 and 4 BHK apartment configurations with sizes ranging from 3,185 to 3,856 square feet, with a starting price of Rs 4.48 crore onwards. The development incorporates designated 'Sky-Nests' at multiple levels within the tower elevation, intended to introduce landscaped elements within the built structure.

Connectivity Boost from Greenfield Expressway

Faridabad's real estate sector may be on the verge of a significant transformation as the 31-kilometer Faridabad-Jewar Greenfield Expressway moves closer to becoming operational. The project promises to cut travel time between Faridabad and the upcoming Noida International Airport in Jewar to around 20 minutes, a dramatic reduction from the current journey of nearly two hours. Developed as a six-lane access-controlled corridor, the expressway will directly connect Sector 65 in Ballabhgarh to Dayanatpur near Jewar Airport, reducing the distance between the two destinations from nearly 90 kilometers to about 31 kilometers.

According to an Anarock report, Ghaziabad, Faridabad, Delhi, and Bhiwadi together saw approximately 6,205 units sold in the first half of 2024, of which the luxury segment accounted for more than 715 units, while affordable housing saw 1,920 units sold. The maximum sales of approximately 3,570 units were in the mid and premium segments. The Greenfield Expressway adds a crucial layer to this network by directly linking Faridabad to the airport ecosystem — an element that typically drives demand for residential, commercial, logistics, and hospitality developments.

Faridabad as a Growing Micro-Market

With the operational Delhi-Mumbai Industrial Corridor, Faridabad has emerged as one of the fastest-growing micro-markets in NCR. The city has witnessed a significant surge in demand for premium plotted developments, supported by robust social infrastructure, including world-class healthcare facilities such as Amrita Hospital and reputed educational institutions. For Faridabad, the expressway effectively places the city within a 20-minute airport radius, a connectivity advantage that could significantly improve its attractiveness for homebuyers, investors, and corporates.
