DDA Narela Flats Registration Opens Dec 19 for Govt Employees

The Delhi Development Authority (DDA) has announced the launch of a major housing initiative exclusively for government sector employees. Registration for the newly constructed flats located in Narela's Pocket 9 will commence on December 19, 2024. This scheme, operating under the Karamyogi Awas Yojana, offers a significant opportunity for both serving and retired personnel from central and state government departments, public sector undertakings (PSUs), hospitals, corporations, and allied bodies to own a home in the national capital.

Flat Details, Sizes, and Discounted Prices

A total of 1,168 flats are available across Sectors A1 to A4 of Pocket 9. The inventory comprises 320 one-bedroom (1-BHK) units, 576 two-bedroom (2-BHK) units, and 272 three-bedroom (3-BHK) homes. The DDA has provided a substantial 25% price concession on these properties, making them more accessible.

The built-up area for the 1-BHK flats ranges between 61.17 and 61.65 square metres. After the discount, their cost falls between ₹34.03 lakh and ₹34.28 lakh.

The 2-BHK units offer a built-up area spanning 126.53 to 140.56 square metres, with a post-discount price tag of ₹79.81 lakh to ₹88.16 lakh.

The premium 3-BHK flats, with a plinth area (including common areas and balconies) of 163.76 to 183.36 square metres, are priced between ₹1.15 crore and ₹1.27 crore after the 25% reduction. Each flat category comes with designated parking space.

Registration Process, Charges, and Key Dates

Prospective buyers must apply online through the DDA's dedicated "Awaas" portal. The process involves paying a non-refundable registration fee of ₹2,500. A crucial feature of this scheme is that allotment will be on a strict first-come-first-served basis, with no draw of lots. The DDA has also permitted applicants to book more than one flat without any cap.

Applicants need to pay an initial booking amount, which will be adjusted against the final cost: ₹50,000 for 1-BHK, ₹4 lakh for 2-BHK, and ₹10 lakh for 3-BHK units.

In addition to the purchase price, allottees are required to pay a one-time maintenance fee when the demand letter is issued: ₹75,000 for 1-BHK, ₹1.5 lakh for 2-BHK, and ₹2.5 lakh for 3-BHK flats. Monthly maintenance charges for the first year are set at ₹1.50, ₹2.00, and ₹2.50 per square foot for 1, 2, and 3-BHK units respectively, with no GST applicable on these charges.

Project Amenities and Strategic Location

The housing complex in Narela is designed with modern amenities, including parks and provision for parking. Its location offers excellent connectivity, with easy access to the GT Karnal Road and the upcoming Urban Extension Road–II. This new road will link NH-8 to NH-2, significantly improving travel across Delhi and the National Capital Region (NCR).

According to the official timeline, the detailed scheme brochure will be available on the DDA website on December 19, 2024, when registrations open. The booking window for flats will start on January 14, 2026, and the scheme will remain open until March 31, 2026.
