Chennai Metro Revives Arumbakkam Commercial Complex Project After Years

In a significant move to boost urban infrastructure, the Chennai Metro Rail Limited (CMRL) has revived a long-pending project to develop a premium commercial complex on 100 Feet Road near the Arumbakkam metro station. This initiative, initially announced in 2019 alongside a similar development in Ekkaduthangal, was shelved due to a lack of interest at the time. However, officials have now cited a resurgence in demand for high-end office spaces in Chennai as the key driver for its revival.

Project Details and Tender Announcement

CMRL has officially floated tenders for the construction of this commercial complex, marking a fresh start for the project. According to CMRL project director T Archunan, the land parcel spans 1,660.34 square meters and is situated in a mixed residential and commercial area. The development will feature a high-rise structure with a stilt and seven storeys, complemented by a basement and a four-tier mechanical car parking system to accommodate vehicles efficiently.

Strategic Location and Development Plans

Located behind the existing Arumbakkam metro station, this complex will be the second commercial development on CMRL's Phase I network, following the upcoming seven-storey building in Alandur. To ensure optimal space allocation, CMRL has engaged a third-party transactional adviser to determine the distribution of commercial, retail, and office areas within the building. This approach mirrors strategies used in other major commercial projects underway in the city, aiming to maximize utility and appeal.

Impact on Chennai's Real Estate and Economy

The revival of this project underscores CMRL's commitment to enhancing Chennai's urban landscape and supporting economic growth. By introducing premium retail and office spaces, it is expected to attract businesses and boost local commerce, contributing to the city's development as a hub for corporate activities. This move aligns with broader trends in Chennai's real estate market, where demand for quality office environments is on the rise.

Key Highlights:

  • Project Revival: Initially shelved in 2019, now revived due to increased interest in premium office spaces.
  • Construction Features: Includes a seven-storey building, basement, and advanced mechanical parking.
  • Strategic Planning: Third-party adviser involved to optimize space usage for commercial, retail, and office purposes.
  • Network Expansion: Second such development on CMRL's Phase I, enhancing connectivity and urban amenities.

This development is poised to play a pivotal role in shaping Chennai's commercial real estate sector, offering modern facilities and fostering economic opportunities in the Arumbakkam area.
