Ludhiana Civic Body Eyes Commercial Property Auction for Revenue

The fund-starved civic body in Ludhiana is now eyeing the sale of its commercial properties located in various parts of the city to generate revenue. According to sources, officials are in the process of fixing rates for these properties so that the civic body can organize an auction.

Properties Identified for Auction

The properties under consideration are commercial in nature, and officials are optimistic about finding buyers. They have selected 65 shop-cum-offices (SCOs) for auction in Shaheed Bhagat Singh Nagar, opposite Keys Hotel. At this site, some SCOs have already been auctioned, generating a substantial amount from bidders. Similarly, other identified sites include a commercial site of 268.44 square yards near Kailash Cinema Chowk, ten shops in Bearing Market near Jagraon Bridge, and a commercial property of 653 square yards in Jamalpur Awana. Additionally, a commercial site of 314.16 square yards in Pratap Singh Wala on Hambran Road has been selected.

Revenue Target and Budget

In its annual budget for the fiscal year 2026-27, the civic body has set a revenue target of Rs 50 crore from the sale of properties. A senior civic official, speaking on condition of anonymity, revealed that no auctions have been conducted for several years. Therefore, apart from selecting properties for auction, officials are comparing rates fixed by the Ludhiana Improvement Trust and the Greater Ludhiana Area Development Authority. The official stated that rates will be determined based on auctions conducted by other departments, with the primary goal of maximizing revenue from the civic body's commercial assets.

Challenges with Jainpur Site

Civic body officials are also working on clearing the Jainpur site of legacy waste through bioremediation, with plans to sell this land parcel. However, the site is surrounded by other properties and lacks a wide road. The civic body is now attempting to get an amendment made to the master plan. Officials, however, claimed that securing a wide road for this chunk is not feasible, as nearby land has already been sold, and no-objection certificates (NOCs) have been issued for some parcels.
