The Lucknow Development Authority (LDA) has announced a major redevelopment project for the four-decade-old Kailashkunj Commercial Complex located in Indira Nagar on Ayodhya Road. The complex will be transformed into a mixed-use high-rise building featuring commercial spaces and residential flats, with an estimated investment of Rs 110 crore.
Project Overview
Spread over 6,046 square metres, the existing complex currently houses around 280 shops. However, the structure has fallen into a state of disrepair, with numerous vacant units and encroachments in common areas and parking spaces. The LDA plans to demolish the old building and construct a 13-storey, 45-metre-high structure in its place.
Design and Amenities
The lower floors of the new building will be dedicated to shops and offices, while the upper floors will feature 3BHK flats. This mixed-use design aims to create a vibrant commercial hub with modern amenities, catering to both business and residential needs.
Allottee Compensation
The LDA has already begun consultations with existing allottees. Under the redevelopment plan, each allottee will receive 1.25 times their existing area in the new complex, ensuring they benefit from the upgrade.
Execution Model
Unlike previous projects, this redevelopment will be executed directly by the LDA rather than through a public-private partnership (PPP) model. This approach is expected to streamline the process and ensure better control over quality and timelines. Similar redevelopment initiatives are also planned for other aging complexes in Aliganj and Gomti Nagar.
Official Statement
LDA Vice-Chairman Prathamesh Kumar stated that redeveloping prime-location complexes will create better commercial hubs with modern amenities, enhancing the urban landscape of Lucknow. The project is expected to set a benchmark for future urban renewal efforts in the city.
