Builders and developers in Mysuru have urged the Mysuru City Corporation (MCC) to adopt common Floor Area Ratio (FAR) norms for the city. In a memorandum submitted to the MCC Commissioner, they highlighted the need for two key regulatory reforms to facilitate planned urban growth and simplify the current complex building regulations.
Demand for Uniform FAR
The primary demand is the implementation of a single, uniform FAR norm across Mysuru. Currently, different zones have varying FAR limits, leading to confusion and delays in project approvals. Builders argue that a common standard will ensure consistency, reduce bureaucratic hurdles, and promote efficient land use.
Second Reform: Streamlined Approval Process
The second reform sought is a streamlined approval process for building plans. The memorandum suggests digitizing the application system and reducing the number of clearances required. This would accelerate project timelines and lower costs for developers, ultimately benefiting homebuyers.
The builders' association emphasized that these changes are critical for Mysuru's rapid urbanization. With the city expanding, clear and predictable regulations are essential to attract investment and ensure sustainable development. They also noted that uniform FAR norms would help prevent illegal constructions and improve overall city planning.
The MCC Commissioner has assured the delegation that the demands will be examined. A committee may be formed to study the feasibility of implementing common FAR norms, taking into account the city's master plan and infrastructure capacity. Builders remain hopeful that the reforms will be enacted soon, paving the way for a more organized and developer-friendly environment in Mysuru.
