The Land Bankers (TLB), a tech startup incubated at the IIT Bhubaneswar Research and Entrepreneurship Park, has launched an artificial intelligence-driven platform designed to streamline land ownership, property management, and transactions in Odisha. The platform consolidates multiple land-related services into a single digital interface, offering access to land records, map and satellite views, tax payment facilities, title verification, dispute checks, and legal assistance.
Addressing India's Land Ownership Challenges
The startup aims to tackle a persistent problem in India, where establishing conclusive land ownership is often difficult, and property transactions face delays due to documentation gaps, disputes, and legal complexities. TLB founder Amarendra Sahu explained that the platform uses AI to collect and organize publicly available information about land parcels, including land records, court cases, development plans, and satellite imagery. It also helps users comprehend legal documents in simple language.
According to Sahu, “Besides technology-enabled services, the platform connects users with lawyers, retired revenue officials, and other experts to resolve land-related issues. It also offers remote monitoring of land parcels to help owners keep track of their properties and prevent encroachment.”
Two Years of Development and Pilot Success
Sahu noted that nearly every Indian family has a land story. “A delayed sale, a dispute between relatives, uncertainty around records, or the fear that someone might claim your land tomorrow. We started The Land Bankers so owners can finally have clarity, transparency and confidence. It took us almost two years to develop TLB,” he added.
Before the official launch, the company conducted a three-month pilot involving approximately 1,100 customers across all 30 districts of Odisha. This pilot demonstrated demand for services that help secure land titles and facilitate property transactions. The startup plans to strengthen its presence in Odisha before expanding to Karnataka and Tamil Nadu.
Expert Endorsement and Future Plans
Soobhankar Pati, CEO of IIT Bhubaneswar Research and Entrepreneurship Park, commented that land remains one of India’s most important yet underserved sectors from a technology perspective. He stated that TLB is attempting to solve a complex problem by combining technology, artificial intelligence, and domain expertise.
