Karan Johar Acquires ₹8.05 Crore Apartment in Mumbai's Khar
Bollywood filmmaker Karan Johar has made a significant addition to his property portfolio. He recently purchased a new apartment in Mumbai's upscale Khar area. The transaction value stands at ₹8.05 crore according to official property registration documents.
Details of the Khar Property Purchase
The apartment is located in the Pali Vintage building on the fifth floor. It offers a RERA carpet area of 1,060 square feet. The property comes with two dedicated parking spaces for residents.
Registration documents show the transaction was completed in November. For this purchase, Johar paid a stamp duty of ₹48 lakh along with a registration fee of ₹30,000. Level 6, the company that developed the Pali Vintage project, sold the apartment.
Pritesh Sanghvi, Chief Promoter of Level 6 Group, confirmed the sale. This latest acquisition strengthens Johar's already impressive real estate presence in Mumbai.
Johar's Extensive Mumbai Property Portfolio
Karan Johar has carefully built a diverse real estate portfolio across Mumbai over the years. His properties include both long-held luxury residences and newer commercial acquisitions.
His primary residence is a magnificent sea-facing duplex at The Residency on Carter Road in Bandra. Johar reportedly purchased this 8,000-square-foot penthouse back in 2010 for approximately ₹32 crore. The property features a private terrace and includes a nursery designed by celebrity interior designer Gauri Khan.
In 2024, Johar leased a high-end 4,000-square-foot duplex in Union Park, Pali Hill. This three-year lease agreement began at ₹8.10 lakh per month. Reports also indicate he owns a valuable mansion in Malabar Hill worth around ₹20 crore.
Commercial and Professional Property Holdings
Beyond residential properties, Johar maintains significant commercial real estate investments. His production house, Dharma Productions, leased a 5,500-square-foot office space at the Signature building in Andheri West in September 2025.
This four-year commercial lease started at ₹15 lakh per month. The total rental commitment amounts to ₹7.75 crore over the lease period.
Johar also owns another office space at Jains Arcade on 14th Road in Khar West. Well-known interior designer Simone Dubash Pundole created the workspace design for this property.
Diversification Beyond Real Estate
Johar has expanded his business interests beyond film production and property. He entered the hospitality sector with Neuma, a luxury European-style restaurant. This establishment operates from a beautifully restored colonial villa in Colaba.
Outside Mumbai, Johar owns a residential property in Mehrauli, Delhi, showing his investment reach extends beyond Maharashtra.
The Dharma-Poonawalla Strategic Partnership
In 2024, Johar made a significant business move by selling a 50% stake in Dharma Productions. Serum Institute of India CEO Adar Poonawalla acquired this stake for ₹1,000 crore.
This transaction valued Dharma Productions and its digital arm Dharmatic Entertainment at ₹2,000 crore collectively. Johar explained his reasoning behind this strategic partnership.
"It was the right decision for growth, too, because I knew that 50 crore would become 1,500 crore if I had that 50% investment. I knew what I could do with that investment, how I could grow and take my company in a much more forward-moving direction," Johar stated.
He added with characteristic humor, "I'm the worst. I should never be in the negotiation room because I'll always give up more and receive less."
This latest property purchase in Khar represents another strategic addition to Johar's carefully managed asset portfolio. It demonstrates his continued confidence in Mumbai's premium real estate market while expanding his already substantial property holdings in the city.
