The Noida Authority has announced that it will soon initiate land acquisition for the New Noida project, also known as DNGIR (Delhi Noida Greater Noida Industrial Region), and intends to enhance connectivity by linking the upcoming township to the Ganga Expressway. The project already features an interchange on the Eastern Peripheral Expressway (EPE) near Beel Akbarpur village. Additionally, the Yamuna Expressway Industrial Development Authority (YEIDA) has planned another link road to connect the area to the Yamuna Expressway.
Connectivity Boost
The proposed 20-kilometer link road to the Ganga Expressway will provide direct access to the 594-km, six-lane, access-controlled greenfield expressway. This development is expected to significantly accelerate industrial growth in the region. Officials have scheduled a meeting next week to deliberate on the project and its implementation.
“Road connectivity to the area is a key issue. We have planned to develop a link road from New Noida to the Ganga Expressway, which passes through Bulandshahr. We are yet to prepare a project report for this road,” stated Noida OSD Kranti Shekhar.
Currently, the New Noida region is connected to the Eastern Peripheral Expressway via an interchange near Beel Akbarpur village in Dadri. The area will also gain connectivity to the Yamuna Expressway, as YEIDA has planned another link road connecting the Film City with the Ganga Expressway near Siyana village. This road traverses the New Noida area.
Land Acquisition Process
The Noida Authority will soon begin acquiring land on a consent basis, starting with 37 villages in the first phase — 24 in Bulandshahr and 13 in Gautam Budh Nagar (GB Nagar). Among the GB Nagar villages identified for acquisition are Beel Akbarpur, Kot, Milak Khandera, Phoolpur, and Sainthali. In Bulandshahr, villages include Birondi Fauladpur, Birondi Tajpur, Kokhabad, Kaithara, Kishanpur, Muradabad, and Nawada, among others.
The Authority has requested the government to deploy three tehsildars in the area to facilitate the land acquisition process. However, it has yet to receive the requisite manpower.
In April 2024, the Noida Authority fixed land acquisition rates for New Noida at Rs 4,300 per square meter, aligning with the revised rates set by YEIDA for the Noida International Airport project. However, the Authority may encounter resistance from local landowners, who claim that land rates in the area have already escalated due to the nearby Sikandrabad industrial area.
Project Scope
Noida Authority Additional CEO Satish Pal stated, “The Authority will obtain consent from landowners before proceeding with acquisition. There are 84 villages in this project. We have yet to decide whether acquisition will commence from a specific village or simultaneously from all villages. We will hold a meeting this week to discuss the issue and take appropriate measures.”
More than 209 square kilometers were notified for the project across 84 villages on October 18, 2024. Of these, 63 villages are in Bulandshahr, while the remaining 21 are in GB Nagar.
The notified area has been identified as one of the seven proposed investment regions in the first phase of the Delhi-Mumbai Industrial Corridor (DMIC). Officials emphasized that this is a key investment area, particularly given its proximity to Noida and Ghaziabad. The Authority plans to develop the area in four phases.
