Karnataka Minister Launches Statewide Auto Mutation System for Properties

In a significant move to streamline property transactions, Karnataka Minister Krishna Byre Gowda has officially launched a statewide auto mutation system for properties. This initiative aims to address long-standing delays in mutation approvals, which have been a persistent issue for property owners and real estate stakeholders across the state.

Eliminating Manual Delays in Mutation Approvals

Previously, the mutation process in Karnataka involved a cumbersome system where mutations with 7-day and 15-day notice periods required personal approval by the Revenue Inspector (RI). After the expiry of these notice periods, the RI had to manually approve each mutation using a digital signature. This manual intervention often led to significant delays, causing inconvenience and frustration for citizens seeking to update property records.

The new auto mutation system automates this entire process, removing the need for personal approval by the RI. By leveraging digital technology, mutations will now be processed automatically once the notice periods expire, ensuring faster and more efficient service delivery.

Benefits of the Auto Mutation Initiative

The implementation of auto mutation is expected to bring several key benefits:

  • Reduced Approval Times: By eliminating manual checks, property mutations will be approved swiftly, reducing wait times from weeks or months to just days.
  • Enhanced Transparency: The automated system minimizes human intervention, reducing the potential for errors or corruption in the mutation process.
  • Improved Citizen Convenience: Property owners can now expect a more seamless experience when updating records, supporting smoother real estate transactions.
  • Boost to Real Estate Sector: Faster mutations could stimulate property markets by making transactions more efficient and reliable.

This reform aligns with broader digital governance efforts in Karnataka, aiming to enhance public service efficiency through technology-driven solutions.

Minister Krishna Byre Gowda's Vision for Governance

Minister Krishna Byre Gowda emphasized that the auto mutation system is part of the state government's commitment to leveraging technology for better governance. He highlighted how this move will not only speed up processes but also increase accountability and reduce bureaucratic hurdles.

"By automating property mutations, we are taking a big step towards a more responsive and citizen-friendly administration," Gowda stated during the launch event. He added that this initiative reflects the government's focus on using innovation to solve practical problems faced by the public.

The launch, reported on February 24, 2026, marks a pivotal moment in Karnataka's efforts to modernize its property registration and mutation systems, setting a precedent for other states to follow.
