Bihar's 220-Km Riverfront Expressway Project to Boost Real Estate
Bihar's 220-Km Riverfront Expressway to Boost Real Estate

In a groundbreaking move for Bihar's infrastructure, the state government has unveiled plans for three new riverfront expressways covering 220 kilometres along the Ganga and Gandak rivers. This ambitious project aims to enhance transportation and regional connectivity, with long-term potential to significantly impact the real estate sector.

Proposed Corridors

The three four-lane expressways are:

  • Vishwamitra Path: An approximately 90 km stretch from Maner near Patna to Buxar via Arrah. Its connection with the Purvanchal Expressway in Uttar Pradesh will significantly reduce travel time between Bihar and Delhi.
  • Ganga Ambika Path: Spanning around 56 km between Bidupur, Sonepur, and Dighwara, this route will improve connectivity around the Patna metropolitan region.
  • Narayani Path: Stretching roughly 74 km from Sonepur to Gopalganj along the Gandak river, linking northern Bihar with the East-West Corridor.

These expressways will connect prime districts with major national transport corridors, strengthening Bihar's connectivity with Uttar Pradesh's Purvanchal Expressway and the East-West Corridor.

Current Progress

The Bihar State Road Development Corporation has initiated preliminary processes, including DPR preparation, land acquisition studies, and other clearances. The project will be executed under a Public-Private Partnership (PPP) model.

Impact on Real Estate

Connectivity is a key catalyst for real estate transformation. Historically, expressway-led developments have created new property hotspots across India, as seen in Uttar Pradesh and Maharashtra. In Bihar, districts such as Patna, Bhojpur, Buxar, and Gopalganj are expected to benefit. If executed successfully, the 220-km riverfront expressway could drastically transform Bihar's development map and real estate sector.
