In a significant development for Nagpur's urban landscape, the Maharashtra Metro Rail Corporation Ltd (MahaMetro) has unveiled ambitious plans to transform the former site of Krazy Castle Aqua Park at Ambazari into an international-standard amusement and theme park, coupled with a commercial complex. This project, to be executed under the public-private partnership (PPP) model, aims to revitalize the area after years of uncertainty following the park's dismantling for the Metro Rail corridor.

Project Details and Scope

MahaMetro has floated an Expression of Interest (EOI) for the development, which will occupy over 5.3 acres of land near Ambazari Lake. The site is strategically located adjacent to Dharampeth College Metro Station, ensuring direct connectivity through the Nagpur Metro network. The project is divided into two primary components: a nearly 5-acre theme park and a commercial parcel spanning approximately 1,752 square meters, which is expected to house revenue-generating facilities.

What sets this initiative apart is its innovative Global Village-style concept, which is already partially visible at the site. MahaMetro has previously installed facades of iconic global landmarks, including replicas inspired by the Taj Mahal, Eiffel Tower, Statue of Liberty, Disney Castle, and structures resembling Dubai's skyline. These existing structures will be handed over to the selected developer, who will be responsible for upgrading and integrating them into a fully functional theme park.

Attractions and Features

According to the EOI document, the park is designed to cater to all age groups and may include a diverse mix of attractions. Potential features encompass amusement rides, indoor gaming zones, bowling alleys, entertainment areas, food courts, exhibition centres, and even a revolving restaurant. The commercial component is likely to support facilities such as banquet halls and retail spaces, enhancing the overall visitor experience.

The private partner will undertake the design, financing, construction, operation, and maintenance of the project. The concession period is expected to extend until 2051, during which the developer will be permitted to generate revenue through ticketing, events, advertisements, and leasing of commercial spaces. At the end of this period, the entire asset will revert to MahaMetro.

Environmental and Urban Planning Considerations

Given that the Nag River flows through the site and its proximity to Ambazari Lake, developers will be required to ensure uninterrupted water flow and prevent the discharge of pollutants. The commercial development is also expected to adhere to green building norms, with provisions for low-carbon and energy-efficient infrastructure, aligning with sustainable urban development goals.

Urban planners view the project as a potential high-footfall destination, particularly due to its integration with Metro infrastructure and its location in a well-established recreational zone. MahaMetro, which has been focusing on non-fare revenue streams through land monetisation, is likely to position this project as a key component of its broader transit-oriented development strategy.
