This move comes months after Thiel expanded his presence in South Florida and shifted key business operations away from California.

Details of the Lease

The family office will occupy part of the 44th floor at 830 Brickell, a 55-story office tower completed in 2024. The space was previously leased by Brazil's Banco Master, which collapsed last year amid a major fraud investigation and never moved into the building. Thiel's office joins a tenant roster that includes Citadel Securities, Thoma Bravo, Microsoft, and Banco Santander.

Miami's Growing Appeal

The lease underscores Miami's emergence as a prime destination for financial and technology firms, attracting wealthy individuals and companies relocating from higher-tax states. Florida's lack of a state income tax is a key draw, especially as states like California, New York, and Washington consider tax increases. California is weighing a one-time 5% tax on billionaires, while Florida lawmakers are exploring property tax reductions through increased homestead exemptions.

Thiel, worth an estimated $23.6 billion according to the Bloomberg Billionaires Index, has owned a property in Miami Beach for over five years. In December 2025, his investment firm, Thiel Capital, announced plans to open an office in Miami's Wynwood neighborhood, further expanding its footprint.

Thiel's Business Moves

The billionaire entrepreneur has steadily increased his business activities in Miami. His venture capital firm, Founders Fund, opened a Miami office in 2021 and later expanded operations there. Founders Fund has backed companies like SpaceX and Anthropic. As chairman of Palantir Technologies, Thiel was reportedly influential in the company's decision to move its headquarters to the Miami area this year. The AI and data analytics firm is led by CEO Alex Karp.

Beyond Florida, Thiel has spent time in Argentina, where he purchased a residence in Buenos Aires and met with President Javier Milei. The latest lease comes as Thiel stands to benefit from investments in SpaceX and Anthropic, both of which are linked to potential public listings.
