The Greater Bengaluru Authority (GBA) has announced a significant reduction in the conversion fee for 'B' khata properties to 'A' khata, slashing it from 5% to 2% of the guidance value for a limited period of 100 days starting May 15. This move is aimed at boosting property registration uptake, which has seen a tepid response since the scheme's launch six months ago.
Key Details of the Fee Reduction
The discounted fee of 2% will be applicable only for applications submitted within the 100-day window. After this period, the conversion charge will revert to the original 5%. The initiative is expected to benefit approximately 7 lakh 'B' khata properties across the city.
Eligibility and Exclusions
Properties built on land reserved for roads or public infrastructure are not eligible for conversion under this scheme. Only those meeting the criteria can avail of the one-time fee reduction.
Poor Initial Response Prompted Relief
Since the conversion scheme was introduced six months ago, fewer than 7,000 citizens have applied, prompting the GBA to introduce this temporary relief measure to encourage more registrations.
Statistics at a Glance
- 7 lakh: Number of 'B' khata properties eligible for conversion
- 7,000: Initial applications received in six months
- 100 days: Duration of the discounted fee period
- 5%: Original conversion fee percentage
- 2%: Discounted conversion fee percentage
The GBA hopes that this reduced fee will incentivize property owners to regularize their holdings, thereby increasing the city's property tax base and streamlining real estate transactions.
